What things would you have to do to put your home on the market for sale?

My husband is considering retiring in 5 to 7 years and that means selling the house and getting our final home. We are looking for a lake home possibly in Tennessee or South Carolina.

The things I need to do are minor but the one big thing is to convince my daughter to go through her stuff and purge. We moved her things from our old home 11 years ago and she left most of it here when she got a tiny apartment. We can't take everything with us.

Well, not much really, it’s all good as it is. But if I had to sell the house this year, the best thing to update would be the kitchen and bathroom. Not that they look bad, I’ve kept everything in good condition .... but they’re almost 30 years old now.
The bathroom is all original, except for the shower screen and the taps, which I replaced a while ago. The kitchen is the same, still original, apart from the tiles (splashback), which I updated with some cheap ones for about 100 bucks just to make it look a bit more modern a while ago.
Nothing’s broken, and everything still works well, but to get a better price if I were selling, it would make sense to modernise things. I’ve been planning to update both over the years, but it’s not a big priority for me at the moment. The kitchen is still in great condition.

That said, most buyers care about these things, (especially kitchen and bathroom) so updating them would definitely help.
I’m already making a few small changes, planning to replace the toilet next month with one of those modern Japanese-style ones with all the buttons, haha. I’m also switching to more modern light switches and updating a few little things here and there.

Overall, though, there’s really nothing that needs changing, everything’s neat and well looked after. The things I mentioned are just to help increase the value if I ever decide to sell.
