What is a polite way to get someone to stop talking?

Polite? Idk but I usually say, "Stop talking. PLEASE!" Except for my 13 year old, it works

On the phone: "Sorry, you caught me at the bad time, I'm busy with something here and can't talk now."

Face to face: Depends on person to person. Even if you're actually busy with something and need to focus all your attention to it, some people just won't let you go, but will actively chase you around and pester you with their excessive talking.

My landlady is a NIGHTMARE to talk to, she goes on and on and on. Doesn't take any hints of me rattling my keys.
Usually I have to say I have to go, I need to get to work or an appointment.
